Promo: Choice Hotels 20% Off 3 Night Stay

I received an email this morning that Choice Hotels is running a Real Deals promotion where you can get 20% off a 3 night stay in Texas, Arkansas, Louisiana, or Oklahoma. Reservations must be made by October 1, 2014 and stays must be completed by December 31, 2014.
The rate terms say that bookings must be made using the links provided in the email but I figure that reservations just need to be made using promotional code SPC005. Here are the links as well –

Testing out the promo I selected the Comfort Suites West Dallas – Cockrell Hill for the random dates of October 16-19th, 2014. The rate came up at $85, where the best available rate was $106. I noted that the advance purchase rate was the same price, but of course required prepayment and the cancellation policy was stricter.
Interesting that it brought up the terms of the stay, including that early check-outs will not be given the discounted rate. The promotional rate is fully cancellable/changeable with no penalty, up until the day before check-in.
